Case Study: 310 Ann Street Metamorphosis

Brisbane has seen some exciting office developments over the past few years to cater to a new generation of workers. Stone & Tile Studio recently had the privilege of working on one of Brisbane’s largest projects, the refurbishment of 310 Ann Street, supplying high-end stone and tiles for the upgrade.

About the project

310 Ann Street is a well-known icon in the Brisbane CBD landscape, and has been for the past 30 years. It was long overdue for an upgrade. With a $55 million budget to work with, the refurbishment set out to give the building a fresh external façade. It aims to improve the internal space for retail, A-grade commercial, and offices. It also aims to be a 5 Star As-Built Office rating V3 and 4.5 star NABERS-value building.

Features of the newly renovated efficient building include a flexible, modern workspace fit out with all the design attributes of campus style offices. It also includes an exterior finished with the latest energy efficient glass, and floor to ceiling glass.

Our vision

Supplying high-end stone and tiling was the brief Stone & Tile Studio received when contracted for 310 Ann Street. This was enough to go on to create a masterpiece. It was important to create a contemporary, yet luxurious feel from the moment a person engaged with the entrance, right through to the lobby and lift area. Stone & Tile Studio was responsible for:

  • The entrance for Ann Street
  • The entrance for Wickham Street
  • The lobby and lift area
  • Vanity fronts and feature columns for the bathrooms

What we achieved

To create the look for 310 Ann Street, Stone & Tile Studio imported unique white and grey crystalline Onyx stone from Iran, which was processed at our factory in China. The Onyx stone is featured on the lift lobby walls to Ann Street, the mezzanine level, and at the Wickham Street entrance. Importing and installing this beautiful stone was not without its challenges, as Percy DeMarco, Manager Director of Stone & Tile Studio explains, “This beautiful crystalline Onyx is a first for Australia, but has its difficulties. It’s a fragile stone. Some of the slabs are 1,500 mm by 1,500 mm. The logistics of moving and fixing these large panels is what keeps the adrenalin pumping”.

Stone & Tile Studio also supplied the La Fabbrica vanity fronts and feature columns in the bathrooms, which gave the space an air of grandeur.  The benefit of using La Fabbrica for a project like 310 Ann Street was that it offered a marble-like finish, similar to Statuario Marble, but proved a more affordable solution. Also installed were 450m2 of granite slabs for the entrances at both Wickham and Ann Street.
